Brevard Septic

Septic services in Brevard County / the Space Coast

Everything under your yard, scheduled through one number. Brevard is the rare county with real money on the table for the biggest job — up to $20,000 per home toward a connection or an upgrade — and the order you do things in decides whether you see any of it.

Routine

  • Septic tank pumping — every 3–5 years; $300–$500 for a standard 1,000-gallon tank, and lids buried under sand add digging
  • Septic tank cleaning — for tanks past five years, where a pump-out alone leaves the compacted layer in place
  • Septic inspections — $150–$550 (higher end includes pumping); ATU inspections $350–$600 — and the document that proves a failure when a grant application asks for one
  • Tank locating & risers — $200–$400 for a riser, which pays for itself in about two visits

Repair & replace

  • Drain field repair — soggy yard, slow drains, gurgling — here it is usually the water table rather than the field itself
  • Drain field replacement — $5,000–$15,000; mound or elevated fields at the top of that range — and inside the plan area the grant may pay toward an upgrade instead
  • New septic system installation — $8,000–$15,000; new septic permits are closed in part of the north lagoon by court order
  • Aerobic treatment unit (ATU) service — $10,000–$20,000 installed, before grant, then ~$375/yr (DOH operating permit + twice-yearly contractor maintenance) to run

Check grant eligibility before you spend on a repair

The county's lagoon grant program covers up to $20,000 per home toward a sewer connection or a nitrogen-reducing upgrade, with a minimum award of $6,000 for eligible parcels, approved in December 2025. The money is finite and the deadline is fixed: inside the lagoon protection program area, a property on septic must connect to sewer or reach at least 65 percent nitrogen reduction by July 1, 2030. Check whether your address qualifies before committing to a repair — money spent patching a system you are about to replace is money the grant will not give back.

Scale is why the money exists. There are more than 80,000 septic systems in this county and roughly 59,400 of them drain to the lagoon. The dedicated sales tax has raised about $560 million since 2016. How the upgrade grant works and how the sewer grant works.

Two things that have already changed what is possible

A court-ordered moratorium has closed new septic permits in the North Indian River Lagoon. If you are planning a system on a vacant parcel there, that is the first thing to establish rather than the last. What the moratorium covers.

Palm Bay has a four-year phased sewer hookup plan, with outreach starting in summer 2027. For a property on that schedule the arithmetic changes again: a funded connection on a known date can beat paying for an upgrade now. The phased hookup plan.

Why the field is usually the water table

Brevard sits on sand over a shallow water table that rises sharply from June through October, and drain field failure from water-table saturation is the most common septic problem in the county. Florida requires a two-foot separation between the drain field and the seasonal high water table, because that dry soil is what treats the effluent. When the table rises the separation shrinks, and a field that worked all winter stops taking water.

So the first question on a soggy-yard call is whether the field has genuinely failed or is simply under water for the season. An overdue tank has no buffer left when that happens, which is why $300–$500 on schedule is the cheapest insurance available here. Roughly 30 percent of Florida's 2.7 million septic tanks are over 30 years old, and age shows first in the wet season.
