- Scheduled maintenance visits (typically twice yearly) and the required service records
- Air pump / blower diagnosis and replacement — pumps last 5–10 years, ~$375/yr (DOH operating permit + twice-yearly contractor maintenance) is the typical operating cost including the permit
- Alarm response: a blinking or sounding alarm usually means the air pump has stopped; the system reverts to anaerobic treatment within days if it isn't fixed
- Effluent quality checks and float/dosing adjustments
- Pumping — an ATU still accumulates solids
Brevard has one of the largest ATU populations in Florida because the lagoon grant program has been paying for upgrades since 2016. Two things every ATU owner here needs to know: Florida requires the unit to be under an active maintenance contract with an approved provider for the life of the system — it's a rule, not a suggestion — and the DOH operating permit plus twice-yearly maintenance typically runs about $375 a year. An ATU still needs pumping; the maintenance visit doesn't replace it. If you're upgrading under the grant, the two-year maintenance agreement is normally bundled into the upgrade. Common brands serviced: Clearstream, Jet, Norweco, Hoot, Fuji Clean and other units approved for Florida. Installation and warranty work require manufacturer certification beyond the standard contractor license — ask which brands your contractor is certified on.
All work is performed by Florida-registered septic tank contractors who are licensed and insured.
